Whenever heard the complains of 

" ... so and so deposit was held back by the landlord ... " 

angrily,  the first picture came into my mind was:

" a badly damaged and extremely dirty greasily place was returned by an irresponsible tenant and this tenant must be come from ... ... (the same place same village again)  " 


damn it! 

I bet you can never imagine how can a tenant rented a place and no body wash their toilet for 2 years and that I can ensure even the worst Public Toilet is much cleaner than this returned.


How could a tenant return a unit like this?


TIPS AND POINTS

GETTING BACK DEPOSIT ON THE SPOT

on the condition that

(i) tenant does not have a bad habit to pay rent late frequently,
(ii) tenant does not owe any outstanding rent and that
(iii) tenant does not offset rent payment with deposit in any way:

Plan early and avoid last minute rush.


STEP 1 

RETURNING HANDOVER PREPARATION


You need to tell your experienced cleaning contractor


Our recommended Handover Specialist Supervisor   ]


 that  " this is a returning handover cleaning "

and request them to do the following for you.

THOROUGH CLEANING

Use Dettol  Wipe All Area, including

Greasy Kitchen, Kitchen Wall, Cabinets, Inner shelfs / doors,
all tops of table tops, fridge tops, cabinets tops, shelf tops etc,
all corners, store rooms, store room shelfs,  all furniture, all appliances, all switches,
including  all lightings, Fridge, Washing Machine , Vacuum Cleaner,
all windows, all doors and door frames, all lightings.

You need to complete all above cleaning at least 1 day before your handover appointment.


It's yours other  than none the responsibility to ensure that the premises you are going to return are in the state of getting back your deposit.  It's yours responsibility to return a "tenant-able condition premises and that IF you are the next tenant, this is the condition you will accept.


Do not arrange the cleaner to do it on the same day or last day.


Owner has no patient to stand there and wait for your cleaners to do their cleaning job,

and, please, do not allow owner to walk on wet flooring or wet toilet which the cleaner has just completed her job 5 minutes ago.

What owner will do is to hold back your whole sum of deposit and

come back and check next few days after he is free and happy to apply his off day from his office.

Therefore,  fully complete your cleaning at least 1 day before your handover appointment,

check and satisfy at your side as if like the condition you will be next tenant to accept.

Anyway there is no harm that you can always engage and arrange your cleaners to complete the job 2 days before handover.


DISPOSAL


Remove away and dispose all unwanted items from all corners,

including items inside Store room Shelfs, underneath kitchen sink,
underneath basin inside cabinets etc.

Disposal of bulk Items can be arranged with Management Council,  Town Council,  

or the movers with disposal service in this contact list. 

It's a virtue returning a clean and comfortable premises after use.

It leave behind very good impression and honor of where and which country this tenant came from.



STEP 2 


2 WEEKS BEFORE HANDOVER APPOINTMENT


ARRANGE FOR YOUR LAST AIR CON SERVICE


Contact your Air Con Service company.

Inform them this is your Last Air Con Service. Prior to Handover.
Request them to check on all remote controls and replace or fix in batteries if necessary.
Top up Gas and Replace Batteries are usually covered in a good  Quarterly Air Con Service Contract.


CURTAIN CLEANING


Some luxury units maybe using expensive curtains.

Engage Curtain Service to Dry clean curtain and fix them back.

Either your contractor or you personally need to fix back the curtain.


Do not Leave behind one bag of  curtains and ask owner to fix back by themselves.

Otherwise the owner will just hold back whole sum of deposit 
and wait till their maid is free to fix up there and 
check if there is any missing piece of curtains or broken holes.



STEP 3




KEYS


Insert All correct keys to correspondence key holes.



TIDY ARRANGEMENT OF FURNITURE

Tidily and comfortably arrange all furniture position after all cleaning.

Or At least position them back according to the Inventory List therefore they are at the same place as from the day you took over this unit from the landlord.  

This shall ease the stock take during inspection while running through the Inventory List and hence reduce waiting time during handover.



OPEN ALL DOORS AND DRAWERS FOR INSPECTION

Leave all Doors and Drawers opened for easy inspection,
including all Kitchen Cabinets, all wardrobes doors and drawers.


STEP 4


FOR INSPECTION:


UTILITIES


Do not turn off your utilities before getting back your deposit upon handover.

Owners will need those to inspect all electrical appliances.
Owners may hold back your whole sum of deposit 
if he needs request your contractor to do further cleaning and / or paint touch up
if you leave behind a very dirty place an damaged wall.
It may take owners 7 days or more to turn on his utility account to do these.

Kind enough to preset it  to terminate 7 days after receiving your deposit returned or upon successful handover .  This shall allow owner or next tenant sufficient time to turn it on their utility account.



BE ON TIME POLITELY
Responsible and refined tenants always plan ahead and be earlier than Landlord for the handover appointment.

It is unwise to challenge with the intention to provoke the owner or his representative by making them to wait 2 hours for you.  Other than showing your ignorance and unpleasant character it doesn't do any good in any way.


They can always pick on small items easily to deduct from your deposit to compensate for their waiting time.
